What Is MLS?
MLS stands for Multiple Listing Service, which is a system
which allows realtors to view houses that are for sale
in the local area. The MLS includes general information
and facts such as the square footage, number of rooms,
to such details as central air conditioning, flooring,
pool, acreage, and so on. It also includes a description
of what makes the house special along with a color picture
of the house.
The MLS is beneficial to someone selling their home as
it allows realtors from all over the area to show your
home, rather than just the realtor you're working with.
This process gives your home more exposure making it easier
to sell. Instead of having one realtor working to sell
your home you will have hundreds of realtors trying to
sell your home for top dollar and quickly too.

for the area you are looking to buy, and find all the
homes that match your criteria. They can also find all
the new homes that have just entered the market, giving

of area properties because it is used by many realtors.

What is MLS-IDX
(Internet Data Exchange)?
Broker Reciprocity, referred to as "Internet Data
Exchange"(IDX), is the next stage in the evolution
of the MLS system to enhance and facilitate the purchase
and sale of real property. Broker Reciprocity gives
all members of Multiple Listing System (MLS) the right
to display each others listings on their internet
websites. This tool allows homebuyers to shop all
participating companies' listings from one website.
Homebuyers no longer have to sift through newspapers
or call an agent they may not want to work with to
find homes they are interested in. The IDX system
give homebuyers more information than they have ever
had before.
